Certified Survey Map (CSM) Review

WHEN:             

The act of division of a parcel that creates more than one and less than five parcels or building sites, inclusive of the original remnant parcel, any one of which is five acres or less in area, by a division or by successive divisions of any part of the original property within a period of five years; or,

Divides a block, lot or outlot within a recorded CSM or subdivision plat into more than one, but less than five, parcels or building sites, inclusive of the original remnant parcel, without changing the exterior boundaries of sad plat or the exterior boundaries of blocks within the plat, and the division does not result in a subdivision.

 

WHY:                

To promote the wise use, development, conservation, and protection of the soil, water, wetland, woodland and wildlife resources to achieve a balanced relationship between land use and development and the supporting and sustaining natural resource base and to protect the public health, safety, aesthetics and general welfare of citizens of the County.

 

HOW:

The Kenosha County Subdivision Control Ordinance requires the filing of a Certified Survey Map (CSM) in accordance with Section 236 of the Wisconsin State Statutes.

A pre-conference meeting is required with County Development Staff and Town Officials to review a sketch plan or concept plan and to discuss the Stormwater Review process prior to submitting a Certified Survey Map (CSM).

You must submit a completed Land Division Application with your Certified Survey Map (CSM) you may be required to also submit a Stormwater & Erosion Control Plan and the appropriate fee based upon the Kenosha County Department of Planning & Development Fee Schedule.  A separate fee submittal is required with each successive submittal of additional stormwater information.  You should be aware that once the stormwater and finished grading plan is implemented an As-Built Stormwater Facilities Review/Grading Certification and fee must be submitted for approval.

TIME:                

You can anticipate that the Certified Survey Map (CSM) process will take approximately four (4) to eight (8) weeks upon submittal of a completed Land Division Application and Certified Survey Map (CSM).  Please keep in mind that this process may take longer if your Certified Survey Map (CSM) or if a rezoning is required is tabled at the Town level and/or if additional information becomes necessary.

You can anticipate that the Stormwater Review Process will take approximately six (6) to eight (8) weeks upon submittal of a completed Stormwater Plan.  Each additional submittal will take approximately six (6) to eight (8) weeks.
